You don't need a Premium Account with Second Life to rent land in Pangea Estates
- Please respect the sim zoning - no COMMERCIAL on RESIDENTIAL sims !


1. It is important to note that these is a private rental estate. This means that land is not sold and cannot be sublet or rented out by anyone other than the Estate Owner or a designated Estate Manager. Deeding to private groups is permitted. Please contact an estate manager if you have problems with this process.

Residents are required to follow Linden Labs terms of service assigned to the classification of sim they are renting on. Renting with Pangea Estates constitutes your agreement to this stipulation and leaves the Sim Owner blameless. Management is not here to police your adherence to Linden Labs Terms of Service. Violations of the Linden Labs TOS subjects you to reclamation of your land and Eviction with no refunds.


2. Payment due dates are dependent on when your first rental payment is received and when the land is deeded to you. If the rent box evicts you - ALL over due rent must be paid be prior to re-renting or can result in the parcel being reclaimed and your objects being returned to you in a clump. We are not responsible if you can not find your items in inventory if this occurs. The best way to avoid any problems it is to keep your rent current.

Overdue (late / arrears) time is 3-5 days on most rentals depending on sim and unless negotiated separately with Management. Tenants who leave without giving notice and with a balance due will not be allowed to return without clearing the outstanding debt.

TENANTS WHO ARE HABITUALLY LATE ARE SUBJECT TO A 10% INCREASE IN THEIR RENT..


3. NO REFUNDS ARE GIVEN. All monies are NON-REFUNDABLE. Payment rates are subject to change and take affect two weeks after notice and with your next payment due.


4. PROHIBITED ITEMS ON ALL SIMS: Temp rezzers aka prim savers - (devices that rez objects temporary). Mega prims - on horizontal surfaces that are not phantom, Hot Pink, Excessive amounts of animals - no more than a total of 25% of the prims on a rented parcel can be breed-able animals and accessories without the express permission of management. All animals must be put to their respective lowest lag settings possible.. Any other type of item which causes excessive lag - could be physical items - that are bumping into other items and causing excessive collisions or scripted object that has excessive script times and high memory (for example Zooby Babies) - the babies may be out while they are being interacted with (you are actively using them) but when you are offline they must be picked up. Any of these types of items are subject to being returned at management's discretion.

Also - Please Note Due to their controversial nature, political or religious centers, gathering places, as well as activities or presentations (billboards, signs etc) intended to convey religious or political opinions will not be permitted in any Pangea Estates region.

6. Since Residential Sims are peoples homes - we request that in putting out your homes you keep your neighbors homes and the theme of the sim in general in mind with your choice of decorations. Examples of inappropriate housing would be homes that go to the very edge of the parcel, homes that are more than 2x larger than any of the other homes on the sim,

It is impossible for us to specify how many other ways that inappropriate structures, decorations and objects could be places on the land. Please be considerate of your neighbors. If you have questions on this please contact a manager.

Terra-forming is permitted but, please keep your neighbors and the design of the entire sim in mind when doing your modifications - no drastic changes (like a 150 meter mountain) on a mostly flat sim) are permitted.


7. Fencing (aka Red No Entry Lines, Ban Lines) is NOT permitted UNLESS SPECIFICALLY AUTHORIZED by Management. Fences are defined as enabling the setting on the access and ban tabs for your land. These settings would include allowing access to a single group, to specific individuals, or to turning on the "Buy Pass" option. Settings on the Ban tab would include denials based on payment status.


8. Security devices should allow access to the Sim Owner and all Estate Managers for your land. This allows us to more easily investigate sim-wide problems - if needed security devices that are hampering our investigations may be returned.

Security Devices should have a minimum 10 second warning. ALL Security devices WILL be restricted to the rented parcel!

Devices following the rules may be left on when the tenants are not at home.

Any device not conforming to the rules will be returned without warning.

Management recommends Land Security Orb by Thomas Connover - but any device complying with the rules is acceptable.


9. Floating structures are allowed and encouraged, but must be placed above 850 meter minimum - higher is preferable, sims are capable of supporting building up to 4096 meters. Any questions see Illyria Illyar or an approved Estate Manager.

The Law of Gravity WILL BE OBSERVED on all Pangea Estates Sims - if it is visible from the ground it should be an object that is SUPPOSED to be in the air and it will have a logical way of being there. Suitable air objects are airplanes, blimps, balloons etc, Unsuitable are platforms, houses, castles etc.


10. Weapon usage is not allowed in ANY PUBLIC spaces. Any Griefing behavior or disturbing the peace of the sim and - will result in banning from the sim without warning with no refund.


11. All residents, particularly those living in sky boxes value their privacy. As such, spying is strictly prohibited and will be considered griefing behavior, which will result in banning - with no refund. Also Excessive noises in the form of text spamming and/or sound or gesture spamming should be avoided where they may interfere with other residents. Please be sure to restrict your sound and voice to your parcel to prevent problems. We suggest setting the parcel privacy settings - for more information contact a manager.


12. Rule violations and complaints will be reviewed on a case by case basis, but may result in eviction without refund, banning from all properties associated with the management and partners, and/or reporting to Linden Labs. The management reserves full rights to end a lease at anytime for any reason.


13. The Management’s word is law. If any type of problem arises, then their resolution is final.
